A. There are different qualifications for the three tax relief programs: ANCHOR, Senior Freeze and Stay NJ.
Your age and status as disabled, along with other factors, are all important here.
We’re going to assume you’re a homeowner. Of the tax breaks, renters are only eligible for ANCHOR.
Stay NJ is designed to cut property taxes by up to 50%, capped at $6,500, for senior citizens in New Jersey who earn less than $500,000 a year.
Your eligibility for the ANCHOR and Senior Freeze benefits are calculated first.
Your Senior Freeze amount is based on how long you’ve been in the program and how much your property taxes have gone up over time. Your total annual income must have been $168,268 or less in 2024 and $163,050 or less in 2023 to qualify. You also must be 65 by Dec. 31, 2024 or receiving disability benefits from Social Security. Finally, you must have lived in your home since Dec. 31, 2021, or earlier, and still owned and lived in that home on December 31, 2024.
The 2024 ANCHOR benefit is $1,750 for senior citizens who earn $150,000 or less and $1,250 for seniors who earn between $150,001 and $250,000. You must have owned and occupied your home on Oct. 1, 2024 to qualify.
To calculate what you’d get under Stay NJ itself, add together Senior Freeze and ANCHOR, if it’s less than 50% of your property tax bill, capped at $6,500, you would receive another payment under the Stay NJ name.
But you won’t get these benefits automatically. You must apply using the PAS-1 application, which covers all three benefits, by Oct. 31.
