Q. Do we have to file an application for ANCHOR every year? Or does it automatically renew when there are no changes?

A. There’s some confusion about this.

If you’re a homeowner over age 65 or under 65 and collecting disability benefits, you need to complete the PAS-1 application each year.

But if you’re a renter, the application you need to complete is the ANC-1.

But, the state said, it will be automatic for some people.

“Most eligible filers will have their ANCHOR applications, Form ANC-1, auto-filed and will receive an ANCHOR Benefit Confirmation Letter in August 2026,” the state says on its website. “Eligible individuals whose ANC-1 applications are not auto-filed can file the property tax relief application electronically or download the ANC-1 application and submit it by mail when the application becomes available.”

The application is expected to be available sometime in August.
