I’m turning 65. Am I eligible for Stay NJ?

Q. I turn 65 in October of 2026. Can I fill out the PAS-1 form in 2026, or do I need to wait until 2027 to qualify for the benefits.

A. The current application posted on the Treasury website covers the 2025 benefit year.

The agency runs through the eligibility rules on its website.

Given that this is for the 2025 benefit year, eligibility is based on your 2025 status.

You would have to be 65 or older on Dec. 31, 2025, the website says.

And you’d have to meet the other requirements, which may be changing soon. Funding for the property tax programs is based on every year’s state budget, which lawmakers are negotiating now.

It’s due July 1.

ANCHOR and Senior Freeze benefits are expected to stay the same, except the extra $250 bonus for senior homeowners is expected to be gone.

Stay NJ is the biggest sticking point. It’s expected that the income cutoff will be lowered from $500,000 to $250,000, and the total maximum benefit across the programs will go down to $4,500 or $5,000 or 50% of your tax bill — down from $6,500 or 50%.

It’s all because the state cannot afford to pay the benefits as they’re now set unless it makes cuts somewhere.

The deadline for submitting an application for property tax relief is Nov. 2, 2026.
