A. Great question.
First, ANCHOR needs to be funded through the state budget, which won’t be passed until July 1.
Everyone expects the benefit to get its funding.
Let’s cover the timing of all three of the state;s property tax benefits.
Senior Freeze payments are issued on a payment schedule, depending on when you apply, the Treasury Department website says.
The earliest payment will be issued July 15, 2025.
ANCHOR payments will start Sept. 15 and continue on a rolling basis, with most applicants receiving payment within 90 days, the state said. It could take longer if it needs additional information to confirm your eligibility.
Stay NJ payments will be made quarterly beginning in 2026, the state said. Payments will be scheduled for February, May, August, and November.
“February and May payments are subject to the Fiscal Year 2026 State Budget, and August and November payments are subject to the Fiscal Year 2027 State Budget,” it said.
Around the end of the year, you should receive a letter from the state explaining all the benefits you received and how it determined your eligibility.
